£15m investment in East Manchester speculative logistics and industrial scheme

Developer Chancerygate has acquired a 2.3-acre site in East Manchester to develop a 59,500 sq ft speculative development. ft. of urban grade A logistics and industrial space that could create up to 60 jobs.

The site, formerly Walkers of Manchester Printing Shop, is located on Crabtree Lane in Clayton, three miles east of Manchester city center and two miles west of junction 23 of the M60.

Chancerygate intends to build nine apartments ranging from 4,000 to 14,000 square meters. ft., and upon completion the total cost of the project will be approximately £15 million.

The proposed development is located close to the Eastlands regeneration area centered around Manchester City Football Club’s Etihad Campus and the future £365 million Co-Op Live entertainment centre.

Directly adjacent to the proposed site is a retail development fronting Ashton New Road, whose tenants include Aldi, Subway and Greggs.

Chancerygate development director Chris Brown, who is based in the company’s Warrington office, said: “This site represents a great opportunity to deliver a real urban logistics development with excellent transport links and close proximity to both Manchester city center and the M60. .

“East Manchester has been deprived of quality new industrial development for a generation and we envision the site will be attractive to a wide range of occupiers including trade, logistics, retail and industrial.

“With large-scale regeneration and investment focused on East Manchester, this site will provide tenants with a prime location to serve the wider city region, while also driving economic growth and job creation.”

Chancerygate plans to submit development plans to Manchester City Council before the end of the year.

Colliers advised the developer on the acquisition of the site and it was sold to WT Gunson. Both of these parties will continue to serve as recycling agents.
